ROBINSON, Texas – June 3, 2013 – Dirt was turned recently for the construction of a 48-door cross-docking facility of approximately 18,400sf for FED-EX FREIGHT. It is located in the Robinson Industrial Park which is on the east side of I-35 at Sun Valley Road (Exit 328). Setzer Properties from Lexington, KY is developing the facility and will be the Landlord. Setzer has successfully built similar facilities for FED EX (or similar facilities for FED EX and other freight companies). The 18.65ac site allows enough room to add as much as 12,000sq.ft. of additional building as FED EX grows. Brett Setzer of Setzer Properties estimates that the facility will be completed and available to FED EX later this year.
The land was owned by SCRG Ltd. which has developed the Robinson Industrial Park. SCRG, Ltd. is a owned by a local family consisting of Eddie Gummelt, Morgan Gummelt and Marshall Gummelt. The sale of the facility was brokered by Brian Rolens, Vice President of Fischer Company, representing the Buyer and Jon W. Spelman who represented the Seller. Fischer & Company is a full service commercial real estate services company which coordinated the site selection as well as the evaluation and selection of the developer.
Locating in the Robinson Industrial Park offered FED EX easy and quick access to I-35 either northbound or southbound. Furthermore, the other businesses in Robinson Industrial Park compliment truck related operations. These neighbors include Pilot Travel Center, Pilot Truck Care Center, Volvo & Mack Trucks, MHC Kenworth Trucks, Southern Tire Mart and Stewart & Stevenson. These complimentary businesses also service existing freight companies in the Robinson Industrial Park such as SAIA Freight and Southeastern Freight Lines. The Gummelts mentioned that they are under contract for another major freight facility.
Realtor, Jon Spelman, agreed that the location and proximity by I-35 has helped the marketing of this land. Spelman sold the original 256ac track to the Gummelts about 16 years ago. “The City of Robinson has been very helpful with regard to expanding city utilities to the property,” Spelman said. “Plus users like locating in Robinson because of the growth-oriented city staff and the favorable tax rates. It will be interesting to see the balance of the remaining 60ac develop.”
The groundbreaking ceremony will be on Wednesday, June 5, 2013, at 10 a.m. at the south end of Sun Valley Boulevard in the City of Robinson.
